Carytown shop for sale?

From craigslist:

Wonderfully eclectic established consignment shop in the sought after Carytown Richmond area for sale. Needs infusion of creativity and cash to thrive, much of merchandise conveys. Large two-story space with ample parking. Asking $32,000 but ALL offers considered. No owner financing but assistance will happily be given to purchaser to help in transition. SAVE THIS WONDERFUL SHOP!!!Possible to create two separate businesses so find a friend to share this deal. Was a restaurant in former life. Beautiful bar upstairs.

Anyone got any leads?

  2. I’m a bit new to the area, but isn’t $32 large rock-bottom cheap for a shack in Carytown, much less a two-story shop?

  4. I interpreted that as 32k$ bought you the business (including the right to pay the rent), not the building.

    But yeah that would be ridiculously cheap.

Believe me–that is the price of the business and lease. *Nothing* in Carytown is selling for less than high 900s-1.5m, which effectively eliminates the hope of small businesses owning their own real estate. Interesting tidbit: there are 150 businesses in c-town and fewer than a dozen landlords.
    The general trend of Spotts & Carneal/for rent signs popping up is mostly due to the astronomical real estate taxes the city has levied these past few years. Either the landlords raise the rent to cover the cost or pass it on the business. Also, either building improvements are left to businesses (or left undone altogether, not uncommon) or the landlord makes improvements and the city raises the assessment and therefore the taxes.
    As for Urban, one partner is pursuing her day job full time and the other is continuing the business in a smaller space down the street.

  7. This has to be “Etc.” between Carytown Burger and the Wachovia branch.

    2 storeys, large bar upstairs, open floorplan that could easily facilitate a restaurant
